Titan Property Business Condominiums were designed to be a cost effective means for a Business Owner to purchase a place of business. The Project will consist of 5 different buildings, divisible into up to 40 individual units, with the following square footage per building: Building A: 8,640 sq. ft. (presently built) Building B: 11,180 sq.ft. Building C: 4,400 sq. ft. Building D: 11,180 sq. ft. Building E: 8,640 sq.ft. The basis of the Project is to build out the shell of the building and allow the Buyer to purchase as much square footage as they need. For example, in Building A, there could be (2) 1,220 sq.ft.units and (2) 940 sq.ft. units, but in reality the buyer can purchase as much square footage of the building as desired. Our average selling price for these units is $130/sq.ft., which equates to $158,600 and $122,200 respectively plus Tenant finish. The Project creates economies of scale which are advantageous to Buyers since it would be cost prohibitive for them to buy the land, hire a General Contractor, landscape, pave and light the parking and build their own building for anywhere near the price of our units. The Buyer is also able to build equity in their businesses just like they would their own homes, and in many cases can purchase a unit for less than the cost of leasing one.
